GLOSSARY
GROUND RENT
Ground rent is an annual fee paid by the owner of a leasehold property (the leaseholder) to the freehold owner, management company or their appointed agent.
Some modern leases feature ground rents that escalate over time according to specific formulas. We carefully examine the lease terms regarding ground rent to ensure the increases are manageable and do not fall foul of modern lending criteria.
Unfavourable ground rent clauses can sometimes make a property difficult to mortgage or sell in the future.
