TIMELINE FOR SELLERS

5. Sign Documentation

We will provide you with documentation for signing either by post, e-mail or call you in for appointment. This is typically done during the enquiries stage once the buyer's conveyancer as confirmed that the documentation is approved. If not signed in our presence this documentation must be signed in pen and returned to us via post. Some of the documentation will require an independent witness.

2. Prepare Draft Contracts

Upon receipt of the client care letter please complete all of the forms therein and pay the required money on account. You will not need to provide any ID as we will send a link to you via e-mail to complete your ID checks. We will also request of any mortgages over the property and require money on account so that we can obtain the necessary documentation for the draft contract pack.

3. Issue Draft Contracts

Upon receipt of the completed forms and other necessary documentation (from you) we will provide the buyer's converyancer with the draft contract documentation so that they can begin their investigations and raise searches. They may await to receive the results of all of their searches before raising any enquiries and as such it may be some time before we hear from them.

4. Raise Enquiries

After review of the draft contract documentation the buyer's conveyancer will raise any questions concerning the property as is necessary. We may forward some of these questions to you for you to answer or may ask you to take action, for instance, conducting a boiler service prior to completion. Some required action may be mandatory (as is the case for the landlords) and we will inform you of the as soon as possible if it becomes necessary.

1. Confirm Instructions

After receiving your quotation let us know either by e-mail or telephone that you would like to proceed and also provide details of your estate agent so that we can obtain the memorandum of sale (document listing details of the buyer, seller and their individual legal representatives). Upon receipt of both items we will open a file on our end and send a client care letter to you.

6. Exchange and Completion

Exchange is when the transaction becomes legally binding (you must proceed with the purchase or otherwise forfeit the deposit) and the date for completion is set. Completion is the day you receive the keys. You have the option to either to exchange and complete on a later date or exchange and complete on the same date. After completion we deal with all formalties such as redeeming the property

SELLING AND BUYING

If you are selling and looking to buy onwards, we at Esvi in Peterborough can handle both transactions with ease.

Whether you want to sell and move into your property on the same day or on a later date, we take your instructions and handle transactions with efficiency. We are able to refer you to our financial partners to help secure a mortgage for your new property. You may potentially have the option of transfering your mortgage to another property with the same lender.

Moving does not need to be complicated and we are here to make it easy for you.

MANAGEMENT COMPANIES

Leasehold properties involve a third party such as a management company, landlord or both. Either one can be responsible for the overall maintanence of the building in which your property is situated and also deal with other elements such as collecting service charge or ground rent.

In order to proceed with the sale information has to requested from these parties which comes at a cost and the cost is always dependent on who the management company or landlord is. This information is known as the management pack and is provided to the buyer's solicitor and they may raise further enquiries on this management pack.

To ensure that the service charge is allocated fairly we ensure that you are reimbursed for any overpayments that have been made after completion.
