A DIFFERENT WAY TO PURCHASE YOUR HOME

We provide comprehensive legal support across the primary Sharia-compliant home financing structures, including Ijara, Diminishing Musharaka, and Murabaha.
Under an Ijara lease arrangement, property ownership remains with the bank while you make regular payments made up of rent and acquisition installments.
With Diminishing Musharaka, you and the provider jointly purchase the property as partners, allowing your ownership share to increase over time as you gradually buy out the provider's stake.
Alternatively, through Murabaha cost-plus financing, the provider buys the property and immediately sells it to you at an agreed higher price, structured to be paid back over time in fixed installments.

SHARIA COMPLIANT CONVEYANCING
Specialising in expert legal guidance for Islamic finance and Sharia-compliant property transactions, we combine an in-depth understanding of Islamic financial principles with comprehensive UK legal expertise, simplifying the process for you.
This dual approach ensures we deliver tailored solutions that fully respect your faith whilst also achieving your broader financial goals.
Many people expect their financial arrangements (whether they are linked to their personal or business goals) to be conducted in a way that is sympathetic with their faith.
In the past, the opportunity to do this was quite restricted in the UK. Now almost every bank, alternative finance provider and corporate can provide facilities or conduct transactions in full compliance with Sharia law.
FREQUENTLY ASKED QUESTIONS
Who is dealing with my case?
Your matter will be dealt with by our Arshad Ahmed (known as Ahmed) who is the conveyancer responsible for the day to day conduct of your matter.
With a conveyancer dedicated solely to you and a direct line of communication, your house purchase is more than just a property transaction to us.
How long does the process take?
Straightforward transactions are typically expected to take around 8-12 weeks though we aim for completion within 6 to 9 weeks where possible. More complex transaction would take longer than 12 weeks. There are a number of factors that affect the times it takes to complete such as :
How many other transaction are involved (if you are selling to someone who is also selling their property in order to purchase yours and buying from someone who is also buying from another party - this is known as the chain);
If there any mortgage lenders involved and how long it may take to issue the mortgage offers;
If any legal issues are encountered with the property; and
Search return times.
Why do you need to know about where my money comes from?
We understand that you may not feel comfortable as not everyone is financially confident however we are legally required to ensure that your money has not been obtained through illegal channels. This is known as money laundering. Failure to ask you for this proof could leave us subject to criminal charges and large fines.
Am I legally bound to purchase the property?
This depends on whether you have exchanged contracts or not.
If contracts have not been exchanged then you are not legally bound to purchase the property and can withdraw from the purchase. If this is your first matter with us then we will not charge an abortive fee.
If contracts have been exchanged then you are legally required to proceed with the purchase and the vendor is entitled to your deposit if you decide to forfeit.
How much deposit do I need and when do I need to pay it?
This mainly depends on the type of mortgage product you obtain from your lender. The standard deposit is 10% of the purchase price (for example on a property with a price of £100,000.00 the deposit would be £10,000.00) but it is possible to purchase a deposit of 5%.
The deposit will be requested prior to exchange and will be held after exchange unless the seller's solicitor request that it be paid to them prior to completion.
What is a 'chain'?
A chain is when there is more than one transaction involved. For example, you are buying from a person who is also buying onwards and the person they are buying from is also purchasing onwards. You are at the bottom of the chain and the person who is only selling is at the top of the chain.
Do I need a survey?
Surveys are not legally required and are conducted as the discretion of the buyer. A survey will tell you more information about the condition of a property. From minor issues to significant structural issues. This information then helps you to make a better informed decision and decide if you want to continue with purchasing the property.

I am buying a flat. Is this the same as buying a house?
Purchasing a flat or apartment is not the same as buying a house. Most likely the property will be a leasehold which means that you will only own the property for a certain period of time and other parties such as a management company & landlord will be involved.
On leasehold properties there are additional charges payable throughout your ownership such as the service charge and ground rent and additional fees due on completion which relate to registering your interest with these parties and obtaining the necessary documentation to complete the registration with HM Land Registry.
